What’s the catch?
Homeowners need to have equity & no unsolvable title issues. Condos are case by case. Otherwise, the deal needs to make sense for everyone. The homeowner, agent and Renew need to see the value in the project, otherwise we don’t move forward. There is a free evaluation so there is no risk to see what the Reno to Sell program can do for you.
In most instances the property is already vacant. When the home is occupied, judgement needs to be made to the extent of work needed and the disruption to daily living. If a light touch is all that is needed, it might be possible to remain in the home. Minor improvements may assist in selling the home quickly but might not increase the value beyond the cost of the improvements. The biggest bang for the buck comes with major upgrades to a house. Unfortunately, we can’t have anyone living in the house if extensive work is being done.
This is a collaborative process. The homeowner, the real estate agent and ReNew all have input on what work is done. Renew will present a proposal that we believe is the best path forward. The homeowner and agent then have the opportunity to make adjustments. Every party has the chance to evaluate the work required and decide if they feel comfortable going forward.

Design does help sell homes faster & for more. Smart decisions are essential. We strive to deliver homes that meet current trends and that are desirable to the typical buyer at an affordable price. We encourage everyone’s insight and will do our best to provide the end product that will sell the home at the target sales price. Design options will be reviewed and agreed upon prior to the start of work.

We do not do a complete home inspection prior to our proposal. ReNew will walk the interior and exterior and identify the important items buyers focus on. If the homeowner knows of any hidden items that need attention we can include them in the proposal. Otherwise ReNew can address any work required from the buyer’s inspection which is agreed upon by buyer and seller. This additional work may be added to the original construction agreement

Renew is a residential contractor and can assist in anything that needs to get done to your home. We can help with kitchens, bathrooms, flooring, paint, repairs, carpentry, electric, plumbing, windows, doors, pools, screens, landscaping and anything else related to your home. Although we can handle it all we try and focus on only the items that need to get done to bring you the best return.

As a state licensed contractor, we have the ability to pull permits. We try to avoid some permits due to the time involved in the process. A/C, water heater and garage door permits go fast. Major remodels can take 60 days or more to get approval and add to the cost of the project. The scope of work and resulting requirements will be discussed in our initial meeting.

Although we do not have a crystal ball and can’t provide any guarantees, what we can offer is market data. As a property investor I do not speculate on future sales prices. If during the time it takes to renovate a home the market goes up, we make more. If the market goes down, we make less. We only move on a deal if there is a comfortable margin built in, so we always make something. With that in mind, we work off realistic documented recent sales of renovated homes in the area. Our objective is to turn the house as fast as possible, usually 30-60 days. This minimizes market risk and gets you to a sale faster. Bottom line is you can always sell a house depending on the price. With the expertise of your realtor and with my experience as an investor you will be armed with sufficient information to decide if the reno to sell program is right for you. Remember I will be willing to buy your house at ReNew’s as is value if renovation seems too risky.

The Reno to Sell agreement is based on the fact you intend to sell. If after the work is completed there is a change of circumstances and you no longer wish to sell the house the balance due to ReNew would be payable in full. We do not provide financing so you would need to be in the financial position to pay for the work. 

If the mortgage is current and there is sufficient equity we can offer the Reno to Sell Program. The current balance of the mortgage and proposed work should be sufficiently below the value of the property. If the mortgage is in arrears, it would be case by case. If the mortgage is in default, we could not offer the Reno to Sell Program, but would be able to provide an offer purchase.
